Sharon suggested that Melanie get an appraisal, which she did. The unit was underwater, so Melanie had to price it above the appraised price. Sharon sold it in ten days – above the appraised value!
In 2009 I recommend Sharon to a former neighbor whose $1+ million Southlake home had been on the market for over a year. Sharon sold it, but I don’t remember the details. I know that Suzy was very pleased with Sharon, as they had already moved to Pennsylvania and they had two mortgages until Sharon was able to sell the house.
In 2011, we had a rental property that needed tenants. Sharon listed it and we had a signed lease (for full asking price) in less than a week. In 2013 Sharon listed that house for us. We had a great offer within a few weeks. It did not appraise at the agreed-to price, so we put it back on the market. The original buyers came back with a different lender who gave them a higher appraised value, but not as much as we wanted. Sharon negotiated a deal that had the buyers making all requested repairs themselves so that we were happy with the offer and the house sold.
In December of 2012 my daughter had a $200,000 townhome in Irving. The market was not good, Irving was saturated with new and used townhouse in that price range and it was the holidays. There were several units in her community for sale. Sarah priced her unit at the highest cost per square foot of any that had sold in her community. Sharon got her a contract at asking price before Christmas!
In October of 2012 Sharon was working with my daughter and son-in-law to find a new home in Carroll Schools. She took them to a house the first day it was on the market. There were three competing offers the first day. Sharon stayed in touch with the listing REALTOR and advised Sarah and James on what elements of the offer were most important (closing date, financing, etc.). After a very tense day, Sharon delivered the news that the house was theirs!
In July of 2013 Sharon listed our $1.2 million Southlake home. We had an offer from the first people who viewed the home (less than two weeks). We did not accept the offer, but did receive an offer that we accepted in August.
In September of 2014 Sharon listed a house for us that we had owned for one year. We listed it for over $100,000 more than we had paid for it. It was a challenge, for sure, but we knew that if anyone could get top-dollar for our house it was Sharon. It sold quickly (two to three weeks) to an investor from China. We closed on it in October.
Sharon is a real pro, whether she is helping you find a home or marketing your home for you. She works harder than anyone I have ever known! From early in the morning until late at night Sharon responds to emails, calls and texts. She is the best REALTOR we have EVER had (in five states). She is very good about following-up with REALTOR of buyers who have viewed your home and giving fast and thorough feedback to her clients.
Sharon doesn’t just list a home and wait for another REALTOR to sell it. She has established great relationships with other REALTORS and stays in contact with everyone who has shown an interest in any of her properties. When she lists a property she takes it on as her own. She is also a great negotiator, which is one of the most critical factors in selecting a REALTOR.
